1. Designs

Dear Customers, our company is working with individual designs and plans, provided by the BUYER. In order for you to receive an estimation cost you should have a plan in AutoCAD format or PDF format. It should consist: floor plans, views, sections. The finishing of the house (materials for outside and inside coverings, ceiling and floor coverings) should be discussed in details, after we receive your plans. Please keep in mind that we do not offer typical house designs.

2. Price
A general statement about costs, or costs per square meter, is difficult to make. Each house made by Bg House is custom designed with plans given by the client, keeping in mind site and environmental conditions. For example, beach homes require special treatment of the wood, hurricane wind loading, PVC or Aluminum windows etc. Homes built on mountains require upgraded insulation and heavy snow loading capability. We offer you no-obligation Free Cost Estimates, according your design and requirements. These provide a good starting point for knowing what your total costs are likely to be.

3. Energy-efficiency
We are building houses generally in Europe, but we have houses built at the sea-side, houses built in city environment and houses built above 1600m height. That is why each design should be considered according the local environmental conditions. In any case our general type of walls are low energy-efficient and could be even upgraded with better value by using different kind of insulation and section of walls. Our windows are double glazed, with sufficient performance, with low-e glass and argon gas-filled. For hurricane-resistant homes and earthquake-resistant homes, we conform to the highest criteria.

4. Delivery
The house will be delivered to your building site in panels – each panel is made of wooden frame, filled with insulation and closed from both sides with OSB plates Class 3 (for more information see Technology). Later, after the ruff structure of the house is made (walls, ceilings, roof) we start with finishing elements and materials - external insulation and covering, internal coverings, floorings, ceiling coverings etc. All houses are delivered by trucks or containers.

5. Obligations of the BUYER
What you have to do, before the house is delivered, is:
• to make the base (foundation) for the house and to secure all the water and sewage connections in it;
• to provide telescopic forklift for unloading all materials;
• to accommodate the assembling group during the time of assembling (it is recommended the house for the group to be near the building site, furnished and equipped).
• during the time of assembling you have to provide on time, all materials which are your obligations

6. Guarantee for the house
For the construction of the house BG House gives 10 years guarantee.
For all other elements in the houses, we give different time and conditions of guarantee. When the assembling of a house is finished we issued a Warranty card on the name of the Client.
